What's Up? with Eastern Shore Real Estate: November 2012

This substantial, bright, and open home was the first to be constructed in Marea, a new waterfront community on the outskirts of town, on San Domingo Creek. Though only a short stroll to the town center, this home is submerged in nature; wetlands, a living shoreline, and the creek are an oasis for indigenous wildlife and make quite a unique setting.

Sited on a little over an acre, this house is sprawled on the water’s edge. You enter into a two story foyer with the light filtering in through the many windows, French doors and sliders. The 1st floor has a master bedroom suite with a bath that offers a walk-in tiled shower, soaking tub, and double vanities. There is an additional full bath available to the living areas as well. The main living rooms are extremely wide open with nine-foot ceilings, gleaming hardwood floors, and a gasfueled fi replace. The gourmet kitchen, dining and living rooms all enjoy views of the natural waterfront setting, as does the master suite.

The second story has three additional bedrooms with a finished recreation room that could be used as additional sleeping space. There is a second master suite on this floor, along with full baths for every bedroom. On the waterside of the main level, there is large screened porch, deck, green lawn, and space for a future pool. The two-car garage is spacious and there is a floored attic for storage too, not an amenity overlooked in this property.

This home was the premier offering of this new development (and we know that no one likes to be first). Construction was finished in 2011 and it lingered on the market for nearly a year. After substantial price adjustments this property went under contract and the new owners settled in August for just over one million dollars. They purchased a great package for the price… probably unmatchable with subsequent offerings in this unique waterfront community near St. Michaels.

A Secluded Waterfront Compound in Talbot County

This lovely wooded estate property consists of three parcels in a private setting on desirable Broad Creek. The main house, heated pool, and tennis court sit nicely on 5-plus lushly landscaped acres. The two bedroom guest house is on a separate parcel with its own utilities and water. The balance is a lovely agricultural lot that helps preserve the privacy and serenity that abound throughout the compound.

The traditional design of the main house encompasses more than 4,000 sq. ft. of comfortable and updated living space. There is a spacious first floor master suite with a gas fi replace, luxurious master bath with steam shower, and a sitting area.

The second story offers three additional bedrooms and three full baths. All of the main floor rooms are generously sized and the screened in waterside porch, with extraordinary water views out Broad Creek, was what initially captured the sellers and ultimately the new owners as well.

In recent years the home and guest house enjoyed numerous improvements. The guest house now has warm hardwood flooring. All of the baths have been updated and the main house has been fully equipped to enjoy the latest in technology and entertainment.

It is all about matching the “right” property with the “right” buyers, and this was definitely accomplished with this fine property sale. The home was originally listed in September of 2008, for six months and for just under $3,000,000.

At that time the housing recession had started to filter through the Eastern Shore. It was relisted briefly in June of this year and went under contract within days and settled in August for $2,500,000. The new owners get to enjoy this spectacular property with all of its improvements and the sellers preserved their home nicely which made not only a marketable offering but a coveted one as well.
