Relocating back to the Annapolis area after years of living in the suburbs of Atlanta, Tonya and Marco Maggio were looking for a home in the Edgewater school district with a similar layout to their previous house. It took them seven months to sell their Georgia residence, but after one weekend of looking, they fell in love with this colonial, situated on the signature fourth hole of South River Golf Club, an 18-hole privately owned course. South River Colony is a masterplanned, mixed-use community with residences, shopping, dining, trails, pools, playgrounds, and more. The home’s cul-de-sac setting, quaint front porch, and side yard all offer great views. “We have the appearance of a huge yard but without all the maintenance issues,” says new homeowner Tonya Maggio, a creative director and designer with the Sogno jewelry line.
Inside, the residence includes such appealing features as hardwood fl oors, recently updated granite and stainless steel kitchen, bedroom-level laundry room, and a fi nished basement with a game room. Though the house was beautifully maintained by the original owners, Maggio’s design background has kicked in. “I have my own vision for it. We’ve started some projects,” she says, including painting in several rooms, new window treatments, an updated chandelier in the dining room, along with plans to re-do the master bath soon.

Primary Structure Built: 1993
Sold For: $660,000

Living Space: 2,682 square feet

On the market for only 38 days and snapped up for just $30,000 below the full asking price, this Davidsonville property didn’t sell even faster because the re-locating buyers—already familiar with this area from living here in the past—needed to sell their New Jersey home first.
A private, large lot on a cul de sac, along with an established community that offers a pool, tot lot, ballfields and pier, make for an attractive setting. An ample, multi-tiered deck leading down to the yard further enhances the site. The interior of the home is warm and inviting, with accent trim work throughout the first floor, various picture windows (Palladian in the master, bays in the office and kitchen), and an airy great room with a 13-foot ceiling and gas fi replace. Although not as glitzy as some of its modern equivalents, the kitchen offers granite counters, a breakfast bar and separate table area. The lower level includes a large, above-ground basement with a walkout to the backyard. Neutral colors, carpeting and finishes ensured that the house was immediately livable and the new homeowners do not plan on any changes at this point.
