“It really does have all the classic lines and elegant flair,” says DeeDee McCracken, the listing agent for the property. The expansive master suite, complete with prodigious walk-in closets, is on the main floor of the two-story estate. A full in-law suite includes its own kitchen, and the remaining bedrooms are on the second floor. Two staircases, one in the foyer, and another between the kitchen and family rooms, add to the elegance with matching ornate wrought iron scrolls.

The center of the 27x24 foot gourmet kitchen is a large, semi-octagon island with a double sink, workspace, and built-in breakfast bar. Above the bar, twin chandeliers echo the rest of the home’s style. Off the kitchen is a butler’s pantry and separate formal dining room.

The carpeted theatre room has a more relaxed elegance, but equally luxurious with leather seating, surround sound, and recessed lighting.

Outside, the private pool area is no less impressive. Bordered with lush, professional landscaping, the private pool and separate hot tub are wrapped in an elegant stone patio. The three-bedroom rancher in on Addison Court in Chester had gotten lost in the listings. On the market for nine months, and priced right, the home had not attracted any buyers.

Situated on a quarter-acre lot at the end of a cul-de-sac in the Clayborne Woods community, the rancher was laid out well. An open floorplan with a kitchen and dining room combo maximized the living space. Polished hardwood floors throughout the main living areas added clean, long lines. While the total square feet is just 1,803, the three carpeted bedrooms were generously sized, and the master included a walk-in closet. A separate office provides additional living space, and on the rear of the home, an enclosed sunroom faces a private, tree-lined backyard.

Despite its selling points, the home simply did not show well. That changed when the sellers changed brokers, and Jennifer Chaney, owner of Chaney Homes, took over the listing. Chaney began working to give the interior a fresh look, changing the wall colors and adding complementary furnishings. She chose an inviting, “island” palette of blues and grays for the walls and staging. Even though the home was 15 years old, “I staged it like a model,” she says.

The one thing she didn’t change was the listing price. And she didn’t have to change it; in two weeks, the home finally went under contract. Chaney credits this staging, with everything selected by her to attract the target audience, with finding a buyer. “The home was listed at the same price with the other broker,” she says. Once the staging was complete, she even advertised the change. The updated listing read, “Think you’ve seen this home? Think again!”

“It sold in only 14 days on the market,” she says, “after being listed for about nine months with another brokerage at the same price.” The home was move-in ready, and the new owners don’t plan any immediate major changes.
